The 45m² Exemption
Ireland is progressing changes to exempted development rules that could make small, detached garden dwellings easier to build.
What it means
The proposed route is expected to allow qualifying detached units of up to approximately 45m² to the rear of an existing dwelling without a full planning application, subject to final conditions.
It should be treated as a practical pathway, not a free-for-all. Building Regulations, fire safety, access, wastewater, setbacks, overlooking and retained garden space will still matter.
For homeowners, this could open the door to a high-quality garden home, studio, guest suite, downsizing option or family support unit without the same delays associated with a standard planning application.

250mm Solid Wood Walls
Thick log walls are the heart of a premium log home.
Softwood naturally resists heat flow. A 250mm wall gives almost ten inches of solid timber, creating a robust envelope with useful insulation and excellent thermal mass.
Thermal mass helps stabilise indoor temperatures. The walls absorb warmth and release it gradually, giving the home a steady, comfortable feel.
For best performance, the build quality matters: kiln-dried timber, precision machining, airtight interlocking profiles, proper gaskets, high-performance doors and windows, and insulated roof and floor build-ups.
